Tata AIA Office Lease in Thane Covers Nearly 98,000 Sq Ft for ₹91 Crore
Tata AIA Life Insurance Company Limited has leased approximately 98,671 sq ft of office space at Hiranandani Estate in Thane near Mumbai, marking a sizable long-term commercial leasing transaction in the region.
The Tata AIA office lease in Thane has been signed for a tenure of nine years and 11 months, with a reported total rental commitment of ₹91 crore, according to property registration documents.
The office is located at Centaurus, a commercial development within Hiranandani Estate on Ghodbunder Road, Thane West. The premises have been leased from Roma Builders Private Limited, an entity of the House of Hiranandani Group.
The transaction was registered on July 31, 2026, while the lease tenure commenced from March 1, 2026.
Tata AIA Leases 15th Floor at Centaurus in Hiranandani Estate
Tata AIA has taken office space measuring 98,671.09 sq ft on the 15th floor of Centaurus at Hiranandani Estate.
The company will pay an initial monthly rent of approximately ₹67.1 lakh, translating to around ₹68 per sq ft per month based on the chargeable area.
The transaction also includes 100 car parking spaces, reflecting the scale of the company's office requirement and the workforce expected to operate from the premises.
Centaurus is located within Hiranandani Estate along Ghodbunder Road, one of Thane's established mixed-use locations comprising residential, commercial and supporting infrastructure.
The nearly one lakh sq ft office commitment gives Tata AIA a substantial corporate workplace within a single commercial development and represents a long-term occupancy decision in the Thane office market.
Tata AIA Gets Eight-Month Fit-Out Period Before Rent Commences
Although the lease commenced on March 1, 2026, Tata AIA will start paying rent from November 1, 2026.
The agreement provides the company with an eight-month fit-out period from March 1 to October 31, 2026. During this period, the occupier can undertake interior work, workplace planning, technology installation and other modifications required before moving into the office.
Fit-out periods are particularly relevant for larger corporate office transactions, where premises generally require extensive preparation before employees can begin operating from the location.
Once the rent commencement period begins in November, Tata AIA will initially pay approximately ₹67.1 lakh per month for the leased premises.
The gap between lease commencement and rent commencement allows the company to prepare the nearly 98,700 sq ft workplace without incurring the contracted base rental during the fit-out phase.
Lease Includes 5% Annual Escalation and ₹6.71 Crore Security Deposit
The long-term office lease includes an annual rental escalation of 5%.
Tata AIA has also provided a security deposit of approximately ₹6.71 crore, equivalent to around 10 months of the initial monthly rent.
Apart from the base rental, the company will pay common area maintenance, or CAM, charges of ₹10 per sq ft per month. Based on the total chargeable area of 98,671.09 sq ft, the monthly CAM expenditure works out to approximately ₹9.87 lakh.
These maintenance charges are separate from the monthly office rent and cover shared services and common facilities associated with the commercial development.
The combination of a nearly 10-year tenure, annual rent escalation, substantial security deposit and recurring CAM charges makes the agreement a significant long-term real estate commitment for Tata AIA.
The registered transaction has been reported at a total rental value of ₹91 crore. The annual escalation structure will increase the company's rental obligation progressively during the tenure.
Tata AIA Adds to Corporate Occupancy at Centaurus
The Tata AIA transaction adds another major corporate occupier to Centaurus at Hiranandani Estate.
Commenting on the lease, House of Hiranandani Director Harsh Hiranandani said the company was pleased to expand its association with Tata Group entities by adding Tata AIA to the commercial development.
The nearly 98,700 sq ft requirement is particularly notable because the insurance company has committed to the location for almost a decade rather than opting for a shorter office arrangement.
The long tenure gives the occupier greater operational continuity, while providing the commercial property with a sizable institutional tenant over an extended period.
