German semiconductor major Infineon Technologies has leased around 6.3 lakh sq ft of office space in Bengaluru's Whitefield, marking a major long-term commercial real estate transaction in the city.

The company has taken the office space at Brigade Solarium City for a period of 10 years. The overall rental commitment during the lease tenure is estimated at approximately ₹752 crore, excluding additional charges associated with the premises.

The Infineon Technologies Bengaluru office lease adds a sizeable global semiconductor occupier to Whitefield, one of Bengaluru's most prominent technology and commercial office corridors.

Infineon Takes Ground Plus Nine Floors at Brigade Solarium City

Infineon Technologies has leased the ground floor along with nine additional floors at Brigade Solarium City, giving the company a substantial consolidated office footprint within the development.

The landlord for the leased premises is Akruthi Infra-Build Developers Private Limited. The lease is scheduled to commence from December 1, 2026, with Infineon committing to the property for a 10-year period.

The agreement also provides an eight-month rent-free period during the initial phase of the lease.

The large office requirement indicates the scale of Infineon's planned operations in Bengaluru. Consolidating several floors within the same commercial development can support large engineering, research and technology teams while providing the company with a long-term operational base in the city.

Monthly Rental Estimated at ₹5.56 Crore

The office space has been leased at a monthly rental rate of approximately ₹88 per sq ft.

Based on the agreed rate and total leased area, Infineon's monthly rent is estimated at around ₹5.56 crore.

The company has also paid a security deposit equivalent to six months' rent, amounting to approximately ₹33.36 crore.

The lease includes a 15% rental escalation every three years, which will increase the rental payments at predetermined intervals during the 10-year agreement. Taking these escalations into account, Infineon's total estimated rental expenditure over the lease period is expected to reach around ₹752 crore, excluding other property-related charges.

The size of the transaction, combined with the long tenure and rental value, makes the deal a notable addition to the Bengaluru commercial real estate market.

Whitefield Remains a Key Technology Office Destination

Infineon's decision to establish a large office footprint in Whitefield further strengthens the area's position as a major technology and corporate employment hub in Bengaluru.

Whitefield has developed into one of the city's established office markets, accommodating technology, engineering, research and multinational business operations.
