DHR Holding India Private Limited, the Indian subsidiary and global capability centre of life sciences and diagnostics major Danaher Corporation, has leased approximately 1.8 lakh sq ft of office space in Bengaluru’s Whitefield for an estimated total rental outgo of ₹88 crore over five years.

According to property registration data, the office space has been leased at Sumadhura Capitol Towers from Sumadhura Capitol Towers Private Limited, an entity of Bengaluru-based Sumadhura Group.

The fresh lease commences from April 1, 2026. The transaction adds another sizeable corporate office deal to the Whitefield commercial real estate market and further strengthens the presence of global capability centres in eastern Bengaluru.

DHR Holdings Leases Three Floors at Sumadhura Capitol Towers

The leased premises are spread across the ninth, 10th and 11th floors of Sumadhura Capitol Towers in Whitefield.

The office has a total chargeable area of 180,121 sq ft, while the carpet area is 133,290 sq ft.

DHR Holdings will pay an initial monthly rent of approximately ₹1.34 crore. Based on the chargeable area, the rental rate works out to ₹74.20 per sq ft per month.

The large office requirement spread across three floors allows the company to consolidate teams within a single commercial development. Such contiguous office spaces are often preferred by major occupiers looking for operational efficiency and scope to accommodate larger workforces.

The transaction represents a significant office leasing commitment in Whitefield and adds another GCC occupier to one of Bengaluru’s most established commercial corridors.

Five-Year Lease Includes 5% Annual Rent Escalation

The lease agreement has been signed for a period of five years and includes a 5% escalation in rent every year.

Based on the annual escalation structure, the estimated total rental payout during the lease tenure is expected to reach approximately ₹88 crore.

DHR Holdings has also paid a security deposit of ₹9.38 crore for the office premises. The amount is equivalent to roughly seven months of the initial monthly rent.

While the quoted rental rate of ₹74.20 per sq ft per month is calculated on the chargeable area, the effective rent based on the carpet area of 133,290 sq ft works out to approximately ₹100 per sq ft per month.

The difference between chargeable area and carpet area is relevant in large commercial transactions, as office rents are generally calculated on the chargeable area, which includes a proportionate share of common spaces and building facilities.

The five-year tenure, annual escalation and sizeable security deposit together underline the scale of DHR Holdings’ long-term office commitment in Bengaluru.
