RMZ Ecoworld Bengaluru office campus where Disney leased 1.74 lakh sq ft space

Disney India has signed a long-term lease for nearly 1.75 lakh square feet of office space in Bangalore. The company has taken up this space at RMZ Ecoworld Series 20 in Bellandur under a five-year agreement. The lease started from February 1 and the total rental commitment over the tenure is Rs 127.84 crore.

The details came from registration documents accessed by Propstack, a real estate data platform. This transaction stands out as one of the more significant office leasing deals closed in Bangalore this year. It also underscores a broader trend of global entertainment and media companies establishing stronger operational footprints in India, a market that has grown considerably in importance for multinational businesses over the last decade.

Disney Bangalore Office Location and Space Details

The Disney Bangalore office sits on the sixth and seventh floors of RMZ Ecoworld Series 20 in Bellandur, along the Outer Ring Road. The property is owned by Vismaya Infrastructure Private Limited.

RMZ Ecoworld Series 20 is part of RMZ's knowledge park campus with three basement levels, one ground floor, and 10 upper floors. Its total saleable area is around 12.27 lakh sq ft. The campus is well known for its modern infrastructure, professional environment, and strong position on the Outer Ring Road. It has long been a preferred address for global occupiers looking for institutional quality office space in Bangalore.

Disney India has taken up the space to support its business operations in the country. Occupying two full floors of a building of this scale points to a workforce of considerable size being based here. The choice of a knowledge park campus also suggests the company is looking to build a team focused on technology, content, or business support functions that are central to its India strategy.

Disney Corporate Office Rental and Financial Details

The Disney corporate office in Bangalore carries a monthly rent of Rs 2.01 crore, at a rate of Rs 115 per sq ft per month. The total rental commitment over five years is Rs 127.84 crore, which includes a 15% rent escalation after the first three years. A security deposit of Rs 12.07 crore has been paid as part of the agreement.

This is a fresh lease and not a renewal of any existing arrangement. The structured financial terms, particularly the escalation clause built into the agreement, reflect a well-planned long-term commitment. A monthly outgo of this scale over five years shows that Disney India views Bangalore not just as a short-term base but as a city central to its long-term business plans in the country.

The escalation clause also indicates confidence that the Bellandur market will remain strong over the coming years, making the higher future rent a worthwhile cost for the kind of space and location on offer. The Disney office in India deal sets a clear rental benchmark of Rs 115 per sq ft per month for the Bellandur micro-market. This level of pricing from a globally recognized occupier is likely to firm up rentals across the zone and positively impact the valuation of nearby commercial properties.

Why Bellandur for the Disney Office in Bangalore

Bellandur along the Outer Ring Road is one of the most active and well-established commercial corridors in India. It sits close to major technology clusters, offers strong road connectivity across the city, and gives companies access to a large and skilled workforce. The presence of numerous Global Capability Centres, technology firms, and multinational corporations in the area has made it one of the most recognized office addresses in the country.

The Disney office in Bangalore adds to a growing list of large-format leases signed in this micro-market in recent years. Global companies across media, technology, engineering, and financial services have all been drawn to this part of the city for the same reasons - quality infrastructure, talent availability, and scalable office options.

For a company of Disney's size, Bellandur offers exactly what a large operational base needs. The Outer Ring Road corridor puts it within easy reach of the city's key business and residential zones, making it practical for both the company and its employees.

Impact on Bangalore Real Estate and Office Market

For landlords, a five-year lease from a brand of Disney's standing reduces vacancy risk and brings long-term income visibility. For institutional real estate investors, it strengthens the investment case for Grade A office assets along this corridor. Developers are also likely to take this as a positive signal to continue building premium supply in the area, knowing that large global occupiers are willing to make substantial commitments.

Raja Seetharaman, co-founder of Propstack, noted that the deal reinforces Bangalore's position as the preferred destination for major multinational operations. He added that it highlights the sustained demand for premium office spaces along the Outer Ring Road, a corridor that continues to attract the world's biggest companies year after year.
