Chennai’s commercial office market maintained healthy momentum in H1 2025, recording approximately 5.5 million sq. ft. of gross absorption against 2.6 million sq. ft. of new supply. Total office stock stood at about 94 million sq. ft., while vacancy was around 16.4%, indicating continued occupier interest despite selective supply additions.
Demand was led by IT/ITeS at 34%, followed by BFSI at 24% and flexible workspaces at 23%. Conventional office space accounted for nearly 77% of leasing, with flex space contributing the remaining 23%.
Large transactions remained an important feature of the market, with deals such as Standard Chartered leasing 8.5 lakh sq. ft. at DLF Downtown, TCS taking 6.9 lakh sq. ft. at Ozone Tech Park, and LTIMindtree leasing 6.2 lakh sq. ft. Large-format occupiers also dominated transaction sizes, with spaces above 1 lakh sq. ft. accounting for nearly 58% of activity.
Looking ahead, Chennai’s office market is expected to benefit from expanding OMR, PTR, MPR, and suburban business corridors, alongside the city’s ongoing Metro Phase II expansion, which should improve connectivity to major employment hubs and support future commercial growth.
