Bengaluru continued to maintain its position as India’s leading office leasing market in Q2 2026, supported by strong demand from the technology sector, GCCs, and startups. The city recorded 244.2 Mn sq. ft. of total office stock, with 6.6 Mn sq. ft. of gross absorption and 3.1 Mn sq. ft. of new supply during the quarter. Overall vacancy stood at 13.9%, while conventional office space accounted for 80% of leasing activity and flexible workspace contributed 20%.
Technology remained the leading sector, contributing 32% of leasing activity, while BFSI accounted for 26%. The market recorded a stock-weighted quoted rent of INR 102.3 per sq. ft. in Q2 2026. Key leasing transactions included Nvidia’s 759,900 sq. ft. deal in ORR, Smartworks’ 492,000 sq. ft. transaction in ORR, and ExxonMobil Services & Technology’s 235,300 sq. ft. transaction in PBD East.
Bengaluru’s expanding metro network, including operational Purple, Green, and Yellow lines and upcoming corridors, continues to strengthen connectivity across major employment hubs. Overall, Q2 2026 reflects strong office demand, healthy absorption, and continued expansion across Bengaluru’s commercial real estate market.
