How to Check GHMC Property Records Before Buying a House?

Buying a house in Hyderabad is a major investment, so it is important to verify the property details before making any payment. Checking GHMC property records can help buyers identify property tax information, ownership-related details available with the municipality, building permissions and other important records.

Here is a simple process to follow before buying a property.

1. Check the GHMC PTIN

The first step is to find the property's GHMC PTIN (Property Tax Identification Number). This number is used to identify a property in the municipal property tax system.

Use the available GHMC property tax services to search for the property using the relevant details. Check whether the address, assessment information and other available details match the property being offered for sale.

2. Verify Property Tax Dues

A GHMC property tax search can also help you check whether there are outstanding property tax dues. Ask the seller for the latest property tax receipts and compare them with the available municipal records.

Any unpaid dues should be clarified before completing the purchase. Ideally, the buyer should obtain confirmation that applicable property taxes have been paid up to the date of sale.

3. Check Building Permission

Property tax records alone are not enough. If you are buying an independent house, villa or apartment, ask for the approved building permission and sanctioned building plan.

Compare the approved plan with the actual construction. Look carefully for additional floors, extensions or modifications that may not be included in the sanctioned plan.

4. Verify the Occupancy Certificate

For a completed building, check whether an occupancy certificate (OC) has been issued where applicable. The occupancy certificate can provide an important indication that the completed construction has gone through the required municipal approval process.

For apartments, ask the builder or seller for the relevant OC and verify that it covers the building or unit you intend to purchase.

5. Compare All Property Documents

Finally, compare the GHMC records with the sale deed, previous title documents, property tax receipts, sanctioned building plan and other property documents.

If you find differences in the owner's name, property area, address, construction details or tax information, ask for clarification before proceeding.

It is also advisable to have a qualified property lawyer independently verify the property's title, encumbrance status and registration documents. GHMC property records are an important part of due diligence, but they should not be treated as a substitute for complete legal verification.

Taking these steps before buying can help you identify unpaid taxes, approval issues and document discrepancies early, making your Hyderabad property purchase safer and more informed.
