Impact of the Bengaluru–Chennai Expressway on the Warehouse Industry

The Bengaluru–Chennai Expressway (BCE) is poised to transform industrial and logistics operations between two of South India’s major economic hubs. This access-controlled highway, known as NE-7, spans 262 kilometers and was built at an estimated cost of ₹17,000 crore. The expressway connects Hoskote in Karnataka to Sriperumbudur in Tamil Nadu, passing through Andhra Pradesh and several key industrial and logistics centers. This infrastructure development will significantly enhance trade and logistics efficiency across India’s largest industrial corridors.

Faster Connectivity by 2025

Construction of the expressway commenced in May 2022, with the Karnataka section already completed as of December 2024. The expressway spans three states: 71 km in Karnataka, 85 km in Andhra Pradesh, and 106 km in Tamil Nadu. Once fully operational by August 2025, it will reduce travel time between Bengaluru and Chennai from 5-6 hours to approximately 2-3 hours, boosting freight movement and overall logistics efficiency.

Impact on Warehousing Industry

1. Surge in Demand for Warehousing:

The improved connectivity along the corridor is driving increased demand for storage and distribution centers in industrial zones such as Hoskote, Malur, Sriperumbudur, Oragadam, and Periyapalayam. Warehousing demand in these regions is projected to grow by 25-30% over the next five years, driven by the increased need for efficient storage and distribution centers. Companies looking to decentralize warehousing operations will take advantage of this corridor to serve the Bengaluru and Chennai markets efficiently.

The expressway enables businesses to establish larger, strategically located warehouses near highways, optimising supply chains and reducing transit times. The Sriperumbudur-Oragadam area, which already comprises 50% of Chennai's total warehousing transactions in FY 2023, is anticipated to experience a 20-30% increase in warehouse absorption in the coming years.

2. Growth of Logistics Infrastructure and 3PL Services:

The expressway is set to accelerate the expansion of third-party logistics (3PL) service providers, allowing businesses to outsource storage and distribution more efficiently. Investment in automated warehouse management systems and AI-driven logistics tracking is expected to rise, improving operational accuracy and reducing inventory costs.

In FY 2023, Chennai's warehousing transactions reached 4.5 million square feet, with the 3PL sector accounting for 44% of the total transactions. This trend highlights the increasing reliance on the 3PL to streamline operations, reduce overheads, and improve last-mile delivery efficiency.

3. Enhanced Connectivity & Reduced Logistics Costs:

The BCE offers significant advantages by drastically reducing transit times and lowering

transportation costs by 20-30%. This will enhance just-in-time inventory models, resulting in reduced storage costs and improved supply chain efficiency. High-demand sectors such as e-commerce, pharmaceuticals, and automobile manufacturing will particularly benefit from the expressway’s improved freight movement. With the expressway expected to handle over 50,000 vehicles daily, freight efficiency will improve, decreasing logistics costs by 15-20% and significantly shortening delivery times for e-commerce and FMCG companies.

4. Boost to Industrial & Manufacturing Growth:

The Tamil Nadu and Karnataka governments have strategically allocated land along the corridor, with projected investments exceeding ₹10,000 crore over the next decade. Key industries such as automotive, electronics, and textiles will benefit from reduced transit delays, enhancing production cycles and export potential.

The expressway’s access to industrial hubs will boost demand for Grade A warehouses, enticing global players to establish distribution centers. This will lower operational costs, create employment opportunities, and stimulate local economic growth. Additionally, it may attract investments in transportation and technology sectors while promoting sustainable logistics practices among environmentally conscious companies.

5. Investment in Industrial Parks and Logistics Hubs

Developers have invested over ₹5,000 crore in the development of logistics parks, warehouses, and industrial estates along the expressway. Prime logistics locations along this corridor are anticipated to experience an annual rental yield increase of 8–10% due to growing demand from large-scale distributors.

Projected Growth & Market Trends

  • Infrastructure projects like the BCE are expected to fuel an annual warehousing market growth of 15-20% over the next five years.

  • The e-commerce sector’s demand for warehouses will rise, contributing 30 to 35% of overall warehouse leasing activity by 2027.

  • The Bengaluru- Chennai corridor is set to become a top logistics hub, competing with the Delhi-NCR and Mumbai-Pune belts.

Conclusion

The Bengaluru–Chennai Expressway is set to revolutionise the warehouse and logistics sectors. By lowering transportation costs, enhancing supply chain efficiency, and attracting substantial investments in logistics hubs, this expressway will position both Chennai and Bengaluru as premier warehousing and distribution centers in South India. Companies strategically positioning themselves along this corridor will gain long-term advantages in operational efficiency and cost savings.
