Difference Between Patta and Chitta

Many property buyers in Tamil Nadu often ask, what is Patta and Chitta or what is the difference between Patta and Chitta. Understanding these land records is crucial before purchasing any plot, especially for legal ownership verification.

What is Patta?

A Patta is a legal document issued by the Tamil Nadu Revenue Department that confirms the ownership of a piece of land. It also mentions the survey number, extent of land, and type of ownership. Patta is considered proof of the legal title of the land.

What is Chitta?

Chitta, traditionally, provides details about the land classification, such as whether it is wet, dry, or dry-crop land, along with revenue and land-use information. It is mostly used to understand the land type and revenue obligations.

Key Difference Between Patta and Chitta

  • Patta confirms ownership, while Chitta confirms classification and revenue details.

  • Patta is essential for property registration and sale, whereas Chitta helps in verifying the type of land.

  • Patta mentions the legal owner’s name; Chitta focuses on land extent, type, and taxation.

Important Refinements for 2026

  • Combined Patta-Chitta Extract: You cannot apply for a separate Chitta anymore. Any request for land records now gives a combined Patta-Chitta document.

  • Urban Areas Exception (TSLR): In cities like Chennai, the equivalent record is called the Town Survey Land Register (TSLR) instead of the traditional Patta.

  • Apartments/Flats: Individual apartment owners do not usually get a Patta. Ownership is verified through the registered Sale Deed and the “Parent Patta” of the land on which the building stands.

  • Adangal: For current crops or seasonal usage details, a separate Adangal document is still needed.

 Before buying property in Tamil Nadu, ensure you verify:

  1. Patta-Chitta: To confirm ownership and land classification.

  2. Encumbrance Certificate (EC): To check the property is free from legal disputes or mortgages.

  3. Field Measurement Book (FMB): To verify exact boundaries and the plot sketch.
